Leisure World of Maryland Clubhouse I Lobby Renovation

Renovations are underway in Clubhouse I located in 55+ Active Senior Community of Leisure World of Maryland.

The contractor is now several weeks into the renovation of Clubhouse One lobby and corridors.  The demo and replacement of ceiling tiles and lights is almost completed. All existing wallpaper demo has been done. Preparation of walls in the corridors and lobby for new paint and paper is also completed. Priming and painting of walls is ongoing. Demo of the center of the lobby floor in preparation for ceramic tile is completed. Over the next several weeks, doors and chair railings will be sanded and sealed; flooring will be removed and replaced; and new furnishings will be installed.

Leisure World of Maryland - The Three Types of Ownership

Leisure World of Maryland is a private, age-restricted community located in Montgomery County , MD.

The Community was started in September of 1966. The 610 acre parcel is fenced and entry is limited to residents and guests by using any of the three manned gatehouses located on Georgia Avenue, Norbeck Road and Connecticut Avenue.

There are approximately 8,500 people residing in the community which is sub-divided into 29 housing
associations which are referred to as associations.

The community amenities include an 18 hole golf course, two clubhouses (both indoor and outdoor swimming pools), tennis court, dining facilities, bus transportation (both within the community and to outside shopping centers), a medical center and pharmacy, and complete maintenance services.

Leisure World also publishes it's own community newspaper, Leisure World News . . . published the first and third Tuesdays of each month.  The newspaper contains a calendar of events along with reports from the general manager, articles and advertisements relating to the Leisure World community as well as its residents.

TYPES OF OWNERSHIP IN LEISURE WORLD OF MARYLAND

MUTUALS

The "Mutual" refers to the associations that are the governing bodies of each  Cooperative, Condominium or Fee Simple group.

Montgomery Mutual is the governing body for all of the Co-operative units.

All Fee Simple and Condominium governing bodies have numerical designations.

THE THREE TYPES OF OWNERSHIP:

         Fee Simple, Condominium (Condo) or Co-operative (Co-op)

1) FEE SIMPLE OWNERSHIP with Home Owner's Association

The single family residences, located in Mutual 25, are fee simple ownership.  The owners are responsible for the upkeep and maintenance of the home.  However, these homes belong to a Home Owner's Association with a monthly fee covering: water, basic cable, snow removal, lawn maintenance, and gutter cleaning. 

2) CONDO OWNERSHIP with Home Owner's Association

This means the owner of each apartment or home holds a fee simple title to his/her living unit and a specified share of the indivisible part of the building and land, known as common elements.  The individual unit owner in a condominium owns the "common elements" as "tenant in common".  The condo and HOA monthly fees are combined into one payment and the items covered vary by Mutual.

3) CO-OP OWNERSHIP with Home Owner's Association

An owner of a co-op unit owns shares of stock in the Corporation that holds title to that building, but does not own the unit itself. They are stockholders in the owning corporation and stock ownership gives them a proprietary lease to their living unit for the life of the corporation.  The co-op and HOA fees are combined into one payment which covers all utilities except telephone.  Exterior and interior maintenance are the responsibility of the Mutual.  Co-operative ownership applicants must be approved by the Board of Directors.  These residences are comprised of the original group of garden apartments and two level townhomes.

Each mutual contributes a percentage of their monthly fee to Leisure World to enable the residents to participate in community activities.  Golf, swimming, and tennis require additional fees -see attached schedule.

The community amenities (which are held in Trust for benefit of the residents) include an 18-hole golf course, two clubhouses (with both indoor and outdoor swimming pools), tennis courts, dining facilities, bus transportation (both within the community and to outside shopping centers), a medical center and pharmacy, and complete maintenance services.

CLUBHOUSE I AND II

Clubhouse I is home to a lobby, ballroom with dance floor, cocktail lounge, restaurant, classrooms, lending library, and woodworking shop. Outdoors facilities include shuffleboard, lawn bowls, bocce ball, outdoor swimming pool, and lanai area. Facilities can be reserved, for a fee, when regular events are not scheduled. Clubhouse II houses an auditorium, fitness facility, indoor swim complex, billiards room, ceramics, lapidary, and several meeting rooms.

FITNESS FACILITY

The Fitness Facility, located in Clubhouse II, is open daily. Users must complete and sign a -Fitness Facility Use Agreement‖ and sign in and out with each visit to the facility. Consult the E&R Office at Clubhouse II for hours, availability of fitness trainers, and complete rules.

SWIMMING POOLS

Copies of the complete pool and fitness rules and information on ticket prices and hours are available in the E&R Offices and at the pools. The Outdoor Pool, located at Clubhouse I, is open from Memorial Day through Labor Day. The Indoor Swim Complex, in Clubhouse II, contains a lap pool, social pool, and whirlpool. It is open Tuesday through Sunday, all year round.

TENNIS COURTS

Four courts are located adjacent to Clubhouse II and are open year round, weather permitting, from 7:30 a.m. to dusk. Written requests for times may be left in the Clubhouse II E&R Office.

TRAVEL OFFICE

Eyre at Leisure World Travel Office, located in Clubhouse I, is a department of Eyre Bus, Tour & Travel. They offer a full service travel agency that specializes in airline reservations, cruises, group tours, vacation packages, hotel accommodations, and auto rental. They also plan a variety of day and overnight excursions for Leisure World residents and their guests.

GARDEN AREA

During the growing season, the garden area is open from sunrise to sunset. Annual applications and information are available in the E&R Office in Clubhouse I each fall for the following spring.

RESTAURANTS AND CATERING

Leisure World of Maryland contracts the restaurant and catering facilities located in Clubhouse I. The Cascade Dining Room, Terrace Room, and Stein Room offer a choice in atmosphere and variety of menus to residents. Hours of operation for the facilities are published regularly in the Leisure World News.

BANQUET SERVICE

The food service contract offers full catering services for private functions, as well as for groups and organizations.

Secure Exit and Entry Information About the Gated Leisure World of Maryland Community

VEHICLE DECALS AND I.D. CARDS

Permanent residents who have vehicles are issued numbered decals by the Leisure World Security Office. Leisure World decals must be removed when the resident moves or the vehicle changes hands. Leisure World Residents are also issued identification cards bearing their name and address.

LEISURE WORLD GUESTS OR EMPLOYEES OF RESIDENTS

Residents should notify the Georgia Avenue Main Gate when guests or employees are expected.

The Resident can obtain up to eight guest passes, per calendar year, from the receptionist in the Administration Building. These passes are for frequent guests.

Employees of a resident are issued a pass for limited time. Up to three passes for employees can be obtained per calendar year.
