Single family homes sales were overall positive for the month of July although sales are significantly lower when compared to 2010.  Total listing inventory and contracts were -2.3 and -9.2 below the 2010 levels.

ACTIVE LISTINGS of SINGLE FAMILY HOMES for month of JULY 2011 in Montgomery County Maryland have slightly DECREASED by -16.2% compared to JULY 2010.
Total Active Listings Year-to-Date 2011 of SINGLE FAMILY HOMES in Montgomery County Maryland are -2.3% LESS than 2010.

CONTRACTS of SINGLE FAMILY HOMES for month of JULY 2011 in Montgomery County Maryland have DECREASED -1.4% compared to JULY 2010.
Total Contracts Year-To-Date 2011 show -9.2% DECREASE from 2010.

SOLD SINGLE FAMILY HOMES for month of JULY 2011 in Montgomery County Maryland have INCREASED 4.3% compared to JULY 2010.

CONDOMINIUMS AND COOPERATIVES
The July results for Condominiums and Cooperatives are positive for 2011. Although new inventory for the month of July was down by -35.4%, Contracts and Sales increased by 8%.  However, in comparison to 2010 Contracts and Sales were down.

CONTRACTS of CONDOS for month of JULY 2011 in Montgomery County Maryland have INCREASED 8.9% compared to JULY  2010.
Total Contracts Year-To-Date 2011 show -7.4% DECREASE from 2010.

Recovery in Real Estate Market is Continuing, According to Several Reports out This Week!

Buyers continue to be motivated by today's high home affordability and the fact that owning a home is now less expensive than renting in many areas.

In March, sales of existing single-family homes, townhomes, condominiums and co-ops increased 3.7 percent from February, according to the National Association of Realtors (NAR). Given that existing-home sales have risen in six of the past eight months, Lawrence Yun, NAR chief economist, is confident that real estate is clearly on a recovery path.

Separately, NAR reported that its Pending Home Sales Index, a forward-looking indicator based on contracts signed in March, rose 5.1 percent. Because this data reflects contracts but not closings, which normally occur with a lag time of one or two months, it means modest near-term gains in existing-home sales are likely.

In addition, the Commerce Department announced Monday that in March, sales of new single-family homes rose 11 percent, and that the median price of a new home rose nearly 3 percent from February.
