Buying and selling a home is a very emotional experience! Although it’s in everyone’s best interest to try to approach home buying and selling in a practical and business manner, the buyer’s emotions are always part of their decision of whether they will like your home. When a buyer walks into your home, they can’t help but be impressed or turned off by the sensory implosion of what your home creates. If they are not impressed in a positive way, they will tend to shut down their desire to consider the purchase. Sellers should be mindful of this to improve the first impression by doing simple things like new paint and new carpet along with consideration of other updates before placing their home on the market.

Real estate professionals should be available to offer stable and sound advice to appeal to the buyer’s needs to help determine whether the home matches their criteria. When holding an open house, a buyer can walk through and say they are not ready, but 10 minutes later they may decide to make an offer to purchase because they are acting on their emotional impulses. That is not to say that everyone who walks into a home will want to proceed to buy, but it only takes one to make a sale.

There are billions of buyers and sellers using all the real estate web sites and most are consumers who are shopping for homes and searching for details that go with that particular home including photos, floor plans, etc.  Before buying, consumers are looking for lots of details. If interested, they will then call their agent or respond to the online info to make arrangements to see that home.
