&lt;p&gt;&lt;strong&gt;Put your Buyer's cap on. &lt;/strong&gt;Your home (at FMV $250K) is priced at $269K.  When comparing the homes the buyers have seen, it is fairly clear that your  property has similar features to those around the $250K range. However,&amp;nbsp;  you were asking $269K. Then, when the buyers compare the $260K - $275K homes,  yours clearly lack some key features for homes priced in that range. The  floorplan is different, the overall appearance and feel for the home just  doesn't justify anything over $250K.&lt;/p&gt;
&lt;p&gt;The buyers hesitate to put in an offer for fear of making you, the Seller  feel insulted with the offer. Since there are so many more &quot;correctly&quot; priced  home out there, they just move on to giving a fair price to the seller who ask  for it. The negotiation process went well and everyone felt they won.&lt;/p&gt;
&lt;p&gt;On the other hand, all you wanted was $250K too. But you padded &quot;room for  negotiation&quot; that prevented the buyers from submitting an offer to you.&lt;/p&gt;
&lt;p&gt;Hence, &lt;strong&gt;you sit on the market a little longer and you inconvenienced  yourself&lt;/strong&gt; just a while longer - all for room for negotiation and all you  wanted was a fair market price for your home.&lt;/p&gt;
&lt;p&gt;There is a psychological game to play in pricing. As for my pricing style, I  don't pad any room for negotiation. That gives you the best value for your home.  In fact, if you want to give yourself a sure-win (pricing for motivation), price  it slightly below the market value to make it exceptionally attractive. You will  sell your home in 2 weeks instead of 2 months.&lt;/p&gt;
&lt;p&gt;Pricing is very personal, especially for a seller. This is where the value of an experienced agent comes in - to help guide you in the direction you want to go.&lt;/p&gt;

Eligible buyers must enter into a contract by April 30, 2010, and close the transaction no later than June 30, 2010.&lt;/p&gt;
&lt;p&gt;Here are some&amp;nbsp;lesser-known facts about the &lt;strong&gt;tax credit&lt;/strong&gt; to keep in mind:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;The &lt;strong&gt;tax credit&lt;/strong&gt; can be claimed for detached houses, condominiums, townhomes, co-ops or a mobile home, manufactured house or travel trailer that is affixed to land. A mobile home or travel trailer that's on the road doesn't qualify.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;The seller of the home cannot be a close relative of the homebuyer, such as a grandparent, parent, spouse, child or grandchild.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;An unmarried homebuyer or at least one spouse of&amp;nbsp;a married couple must be at least 18 years old to qualify for the &lt;strong&gt;tax credit&lt;/strong&gt;.&lt;/li&gt;

As your new monthly payment due to  	interest rates becomes higher, hence your Debt to Income ratio becomes  	larger. In order for the Debt to Income ratio to maintain the same, the Debt  	must be &quot;smaller&quot;. Ultimately, your monthly payment would be &quot;smaller&quot;).&lt;/li&gt;

&lt;p&gt;In the grand scheme of things, a 6% interest rate is still spectacular and  very attractive. However, it takes some educating to get to the &quot;new comfort  level&quot; since the past 18 months. &lt;p&gt;The difference of $126 per month can be pretty substantial for some household  budgets.&lt;/p&gt;

Baking bread, brewing fresh coffee and playing soft music will make a buyer fall in love with my house.&lt;br /&gt;&lt;/strong&gt;Maybe once upon a time this was true - but most would-be buyers are onto that old trick. It's &lt;em&gt;more &lt;/em&gt;likely to trigger alarm bells, with many wondering what it is you're trying to hide. Your buyers will be&amp;nbsp;happy with a place that looks and smells clean.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. I'll need to clear everything out to help buyers see themselves living here.&lt;br /&gt;&lt;/strong&gt;This is only partly true. Wall to wall family photos are distracting, as is your porcelain rooster collection.&amp;nbsp;These things are best put away.&amp;nbsp;But don't go overboard,&amp;nbsp;otherwise you'll end up with a look that feels cold and sterile.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. If it's an original feature - it adds&amp;nbsp;value.&lt;/strong&gt;&lt;br /&gt;Sometimes yes - but often no. Generally a property built less than 50 years ago without being updated is more likely to appear dated, rather than classic.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. My place isn't worth staging.&lt;br /&gt;&lt;/strong&gt;All homes are worth taking the time to present in a positive light to buyers. The trick to knowing where to start and what to do is in&amp;nbsp;having&amp;nbsp;a good idea of&amp;nbsp;what buyers in your target market will expect, along with&amp;nbsp;learning&amp;nbsp;more about&amp;nbsp;what competing properties in your area are offering.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;strong&gt;6. &lt;p&gt;This is rarely the case. Buyers will always prefer to see how a room is used and what will fit in it, rather than be left to guess. Very large rooms can also be too intimidating for some. Even borrowed furniture can&amp;nbsp;help buyers get an idea of scale and give the eye something of interest to focus on.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;&lt;/strong&gt;&lt;strong&gt;7.&amp;nbsp;Converting a bedroom into&amp;nbsp;a home gym won't be a problem.&lt;br /&gt;&lt;/strong&gt;Bedrooms are one of the most valuable commodities of the 'for sale' property. Having a home gym set up in&amp;nbsp;a bedroom will prompt buyers to wonder why that is. I remember once looking at a house where this was the case. When I came across the bedroom with the gym in it, I immediately began to question if a bed would even fit. Always give the rooms in your house a purpose.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8. No need to worry about wardrobes and cupboards.&lt;/strong&gt; &lt;br /&gt;Home storage is a big deal to most buyers and is surprisingly valuable. Prospective buyers will open storage cupboards in kitchens and bathrooms, so keep them tidy. Keep only what you're using on a daily or weekly basis, and pack the&amp;nbsp;rest away ready for the move.&lt;/p&gt;
