How to Get Your Text Away from Your Pictures in AR blogs

Here's a blog worth re-blogging for anyone who cannot figure out how to get the text away from pictures. Here is a step-by-step guide through the process.

Ever notice how some Active Rain blogs look nice with the text away from the pictures while others seem to have the text all jammed up against the picture?

Believe it or not, it's easy to make you pictures stand out by keeping the text away!

Here's how to do it.

First, start typing your blog.

Step Two: SAVE your work!

When you're done, SAVE your work using the "Draft" setting in the visibility setting. This way you won't loose all that excellent hard work you put into your blog.

Step Three: Upload your picture.

You should already know how to do this. Just click the tree looking button on the menu and a window will open. Once the window is open, click on the red, white and blueish button as shown below. This will then open another window which will include a browse button. Clicking on the browse button will take you to your computer where you can locate and upload your chosen picture.

Step Four: Name the picture and adjust the settings.

This is where the magic happens. When your picture is uploaded, you should name it in both boxes. And here's a cool trick. Name your picture something like, "Abacus by Bob Haywood" (use your own name!). That way whenever someone sees that picture in their Google search results, it will be under your name! Do this enough times and you'll have pictures all over the Internet with your name attached to them. Be sure you are not using copyrighted pictures!

Now that you have named your picture, use your mouse and click on the "Appearance" tab in the insert image window. It should look like this.

To make the text stay away from the picture put a 2 or a 3 in both the vertical space and horizontal space border boxes. IMPORTANT NOTE: Make sure you click on the next box down after you put the number in. This makes the program take the number. I click on the border box after I put the number in the Horizontal Space box just to be sure.

I do not put a number in the border because I don't use borders around my pictures. You can experiment with this to determine your own preferences.

Once you're done, click on the Insert tab and your picture will pop into your blog with your border settings. You can then move it left, right or to the center using the settings on the Entry tab of your blog.

This should put a nice space between your picture and your text. Repeat the above steps for each picture you want to put into your blog.

Finally, SAVE your work as Public or Members Only.

Be sure to put in your tags and choose where to post your blog and you should be good to go!

Pricing Your Home Correctly is the Key to Making A Sale Within a Shorter Time For More Money In The Long Run!

Pricing is both an art and a science. In order to correctly price the house, there is a mathematical formula for market evaluation. It is science. Most buyers and sellers part ways where you should "list" the house at. That is art. Throughout this article, let's assume that the property has a fair market value of $250,000.

For sellers, they list their house at $259,000 to $275,000 - giving it "room for negotiation".

In comes the buyer who clearly seen a variety of homes that range from $225,000 to $275,000 for their intended target purchase of something closer to the $250,000.

Put your Buyer's cap on. Your home (at FMV $250K) is priced at $269K. When comparing the homes the buyers have seen, it is fairly clear that your property has similar features to those around the $250K range. However, you were asking $269K. Then, when the buyers compare the $260K - $275K homes, yours clearly lack some key features for homes priced in that range. The floorplan is different, the overall appearance and feel for the home just doesn't justify anything over $250K.

The buyers hesitate to put in an offer for fear of making you, the Seller feel insulted with the offer. Since there are so many more "correctly" priced home out there, they just move on to giving a fair price to the seller who ask for it. The negotiation process went well and everyone felt they won.

On the other hand, all you wanted was $250K too. But you padded "room for negotiation" that prevented the buyers from submitting an offer to you.

Hence, you sit on the market a little longer and you inconvenienced yourself just a while longer - all for room for negotiation and all you wanted was a fair market price for your home.

There is a psychological game to play in pricing. As for my pricing style, I don't pad any room for negotiation. That gives you the best value for your home. In fact, if you want to give yourself a sure-win (pricing for motivation), price it slightly below the market value to make it exceptionally attractive. You will sell your home in 2 weeks instead of 2 months.

Pricing is very personal, especially for a seller. This is where the value of an experienced agent comes in - to help guide you in the direction you want to go.

Valuable information about the tax credit for home buyers and home sellers

First-time home buyers and current homeowners looking to take advantage of the home buyer tax credit have only two months left to get under contract on their home purchase. Eligible buyers must enter into a contract by April 30, 2010, and close the transaction no later than June 30, 2010.

Here are some lesser-known facts about the tax credit to keep in mind:

The tax credit can be claimed for detached houses, condominiums, townhomes, co-ops or a mobile home, manufactured house or travel trailer that is affixed to land. A mobile home or travel trailer that's on the road doesn't qualify.

The seller of the home cannot be a close relative of the homebuyer, such as a grandparent, parent, spouse, child or grandchild.

An unmarried homebuyer or at least one spouse of a married couple must be at least 18 years old to qualify for the tax credit.

Now is the time to buy a home! With so many incentives for home buyers, anyone who waits is losing the benefit of tax credit incentives, lower interest rates and low home prices. YOUR WINDOW OF OPPORTUNITY IS HERE FOR THE TAKING!

I recently shared an article about how mortgage interest rates may slowly begin to rise in 2nd Quarter of 2010 (beginning April) because $1.25 trillion dollars of Mortgage-Backed securities (MBS) held by the Federal Government is set to expire on 3/31/2010. For about 18 months, the "lowest" of the low interest rates that we have been accustomed to has been kept low as part of the Federal Government's stimulus plan to sustain the housing industry and with its other first time home buyer and repeat buyer tax credit incentives.

The first time home buyers in the last 18 months has never seen interest rates much higher in the mid-5 percentage points. To introduce to them that when the interest rates may go up over 6% may probably make them very, very uneasy - almost to the point of freaking out. Most of the homeowners who could possibly re-finance to take advantage of these lowest interest rates have also done that and if you are considering it, but haven't had the opportunity to participate, your window of opportunity is NOW.

There are plans for the Federal Government is going to evaluate the situation once the MBS expires at the end of March. If and when the "higher" interest rates create chaos in the housing market, the government may plan to evaluate the situation then. Federal Chairman Ben Bernanke at this point (early February) indicated that there are no plans to extend the plan.

So, how does higher interest rates affect you personally?

Higher interest rates affect any home buyers who intend to pursue a loan to obtain housing. The interest rates may potentially go up to 6% or higher, which means:

Your buying power is less (More money goes to payment due to higher interest rates means you buy less house).

Your qualifying power is less (Same as above. The lender evaluates your Debt to Income ratio. As your new monthly payment due to interest rates becomes higher, hence your Debt to Income ratio becomes larger. In order for the Debt to Income ratio to maintain the same, the Debt must be "smaller". Ultimately, your monthly payment would be "smaller").

In the grand scheme of things, a 6% interest rate is still spectacular and very attractive. However, it takes some educating to get to the "new comfort level" since the past 18 months. Please read Lenn Harley's article as she charts the historical mortgage interest rates from 1983 to 2009.

On a $200K loan, your Principal + Interest payment (not including your Property Taxes and Insurance) is $1,073 for a 5% 30-year note.

On a $200K loan, your Principal + Interest payment (not including your Property Taxes and Insurance) is $1,199 for a 6% 30-year note.

The difference of $126 per month can be pretty substantial for some household budgets.

If you work it backwards, a $126 per month difference in monthly payment on a 5% 30-year note would have bought you $23,500 more in "house". This "$23K" may not seem significant on a more expensive home. However, it would make a difference in the type of home you buy, the features you would get in the house at the "lower" price ranges.

So, it's your call to determine if NOW is YOUR WINDOW of OPPORTUNITY.

Even if you read this article, and you are a home seller, understanding your buyers' uphill battle will help you plan out your sale better. You would open your home up for more buyers in a lower interest rate environment. Most sellers sell and turn around to buy. Most of them typically buy in the "higher" price ranges than the one they sell, so again this Window of OPPORTUNITY works for everyone.

Your call - if it's your window of opportunity NOW.... And if you think it is, be sure you're out more often these days with your buyer's agent. Get more viewings done and get your interest rates locked in sooner rather than later. As we've always said in the housing business - we know interest rates have been exceptionally low. The "chances" of it going even lower don't look as promising, but the "chances" of it going up from here is just pretty real.

Pick up that phone and make a showing appointment with your buyer's agent today.

Here's a great post on Staging to Sell from Australia that worth a second look. So many sellers are confused about what should stay and what should go and whether it's best to leave a room empty or do some staging.

Home staging (or property styling as it's commonly known as on the Australian property scene) is really an art, not a science. One of the many things a professional home stager understands is that it's the house that's up for sale, not the home owner's bread baking ability or taste in music. So, from the sublime to the rediculous - here's 8 myths of staging to sell - busted!

1. Buyers can see past my stuff
No - they can't. 95% of house hunters shop with a 'what you see is what you get' eye. You'll be maximising your chances of a better and quicker sale if you take the time to clean out, clean up and keep your look simple.

2. Baking bread, brewing fresh coffee and playing soft music will make a buyer fall in love with my house.
Maybe once upon a time this was true - but most would-be buyers are onto that old trick. It's more likely to trigger alarm bells, with many wondering what it is you're trying to hide. Your buyers will be happy with a place that looks and smells clean.

3. I'll need to clear everything out to help buyers see themselves living here.
This is only partly true. Wall to wall family photos are distracting, as is your porcelain rooster collection. These things are best put away. But don't go overboard, otherwise you'll end up with a look that feels cold and sterile.

4. If it's an original feature - it adds value.
Sometimes yes - but often no. Generally a property built less than 50 years ago without being updated is more likely to appear dated, rather than classic.

5. My place isn't worth staging.
All homes are worth taking the time to present in a positive light to buyers. The trick to knowing where to start and what to do is in having a good idea of what buyers in your target market will expect, along with learning more about what competing properties in your area are offering.

6. Empty rooms look bigger.

This is rarely the case. Buyers will always prefer to see how a room is used and what will fit in it, rather than be left to guess. Very large rooms can also be too intimidating for some. Even borrowed furniture can help buyers get an idea of scale and give the eye something of interest to focus on.

7. Converting a bedroom into a home gym won't be a problem.
Bedrooms are one of the most valuable commodities of the 'for sale' property. Having a home gym set up in a bedroom will prompt buyers to wonder why that is. I remember once looking at a house where this was the case. When I came across the bedroom with the gym in it, I immediately began to question if a bed would even fit. Always give the rooms in your house a purpose.

8. No need to worry about wardrobes and cupboards.
Home storage is a big deal to most buyers and is surprisingly valuable. Prospective buyers will open storage cupboards in kitchens and bathrooms, so keep them tidy. Keep only what you're using on a daily or weekly basis, and pack the rest away ready for the move.
